UAE Trade Licence Renewal: When to Renew, Deadlines & Fines

When to renew a UAE trade licence, and what a late renewal costs: AED 200 a month in Dubai mainland and AED 1,100 in SHAMS, plus how to renew.

Key takeaways

  • A UAE trade licence has to be renewed by the expiry date printed on it, and the authority that issued it (a Dubai mainland department, a free zone or an Abu Dhabi body) sets the rules, so no single UAE-wide deadline exists.
  • Dubai mainland fines for a late trade licence renewal are listed at AED 250 for failing to renew within the prescribed period plus AED 200 per month of delay, with part months rounded up (Executive Council Resolution No. 13 of 2011, checked 11 October 2026).
  • The SHAMS free zone's published fee schedule lists a late renewal penalty of AED 1,100 plus AED 100 for subsequent periods, and a separate AED 1,155 penalty for a late immigration card renewal (checked 11 October 2026).
  • Dubai's economic department accepts online renewal both before and after expiry, but a Dubai mainland renewal needs a registered tenancy contract for the premises, so a lapsed tenancy can stall the licence.
  • An unrenewed licence is not harmless: Abu Dhabi moves it to an expired registry and it becomes subject to revocation once it has been expired for three years.

When must I renew my UAE trade licence?

You must renew by the expiry date on the licence itself. The term is set by the authority that issued the licence and the package you chose, so check the licence rather than assuming a calendar year.

Dubai's economic department describes renewal as a periodic service for a licence after its expiry date, sends a text message shortly before expiry, and states that online renewal works "whether before or after" the licence expires. SHAMS offers licence terms of 1, 2, 3, 5 and 10 years, so a SHAMS company on a three-year term has a different date from one on a one-year term. We could not find an official statement of how many days before expiry renewal opens, so don't rely on a number you've seen on an agent's website; open the renewal option in your authority's portal and see what it allows.

If you'd rather not track these dates by hand, the free UAE compliance calendar lists them for your company: a free calendar of your company's UAE tax and compliance deadlines, personalised from a few questions, as a PDF and calendar file.

Which authority do I renew with?

You renew with the authority that issued the licence: a mainland department of economic development, or the free zone authority for a free zone company. The table shows what the official sources we checked say for three common cases.

Other free zones and emirates are not covered by the sources above. Their renewal windows, fees and audit or tenancy requirements differ, so take those from the free zone's own site.

What does a late trade licence renewal cost?

In Dubai mainland the listed fines are AED 250 for failing to renew in time and AED 200 for each month of delay, and in SHAMS the listed late penalty is AED 1,100. Those are on top of the renewal fee itself.

Say a Dubai mainland trading company lets its licence lapse for four months and ten days. Counting five months for the monthly line, the schedule would give 5 x AED 200 = AED 1,000, plus AED 250 if both lines apply, so AED 1,250 before the renewal fee. That is a hypothetical, and we could not confirm from an official source that the two lines stack, so treat it as an upper-end estimate and read the figure on your own renewal screen.

The Dubai amounts come from a 2011 resolution whose published text shows no amendments, but the department can change fees, so confirm today's figure before you budget. SHAMS publishes a 30-day grace period in its schedule footnotes, but the footnotes aren't tied to specific rows on the page, so ask SHAMS which penalties it applies to.

How do I renew a Dubai mainland trade licence?

You renew through the Dubai economic department's online service, and the application is reviewed before you pay. The steps below follow the department's own help page.

  1. Sign in to the business dashboard on the Dubai economic department e-services portal and choose Renew License under My Transactions.
  2. Enter the licence number and check the licence and owner details; update your contact details if the system warns you.
  3. Enter the RERA tenancy contract number for your premises and fetch the rent amount.
  4. Upload the documents required for your business activity; the Apply for Renewal button appears only after every upload is complete.
  5. Wait for the department's review, including any external approvals, then pay against the payment letter the department issues.

Free zone companies renew through their own free zone portal and checklist, so the steps differ.

What if my trade licence has already expired?

Renew it as soon as you can, because the Dubai monthly fine keeps running and an expired licence can eventually be revoked. Dubai's department accepts online renewal after expiry, so in Dubai an expired licence can still go through the renewal service.

In Abu Dhabi, a licence that isn't renewed moves to an expired registry, and once it has been expired for three or more years it becomes subject to revocation. ADRA ran a one-off waiver of late renewal penalties in November 2025 for licences that expired before 2010; that was a time-limited scheme, and a similar waiver for later years had not been announced in the source we checked.

What most guides don't tell you

Your tenancy can block your licence. The Dubai help page says that without a registered RERA contract for the premises you will not be able to renew. If your Ejari or tenancy contract lapses before your licence does, the renewal stalls at step three. Renew the tenancy first, then the licence.

One day late costs a full month. The Dubai schedule rounds any part of a month up to a full month, so a licence that is one day past expiry is charged as one month of delay, not a fraction of it. Renew before the date, not on the day after it.

A free zone lapse can cost twice. SHAMS lists a late licence renewal penalty and a separate late immigration card renewal penalty, so letting both lapse in the same week means two penalty lines rather than one. Renew the licence and the immigration card as a pair.

Which deadlines apply to your company?

Your licence renewal date is one of several: VAT returns, corporate tax filings and visa renewals each run on their own clock. The free UAE compliance calendar lists them for your company, personalised from a few questions, as a PDF and calendar file.

Frequently asked questions

What happens if I forget to renew my trade license? Fines start once the licence passes its expiry date, and the authority can go further: Dubai's fine resolution allows closure of the establishment for up to six months or revocation of the licence. In Abu Dhabi, unrenewed licences move to an expired registry and become subject to revocation after three years.

How much are the fines for an expired trade license in Dubai? Executive Council Resolution No. 13 of 2011 lists AED 250 for failing to renew within the prescribed period and AED 200 per month of delay, with part months rounded up. We could not confirm from an official source that this schedule is unchanged today, so check the amount on your renewal screen.

Can I renew my trade license if I have unpaid fines? The official sources we checked don't say whether outstanding fines block renewal, so we can't confirm it either way. Ask the issuing authority before you apply, because Dubai's renewal process ends with a payment letter that sets what you owe.

What documents do I need for trade license renewal? For Dubai mainland, you need the registered tenancy (RERA) contract number for your premises and whatever documents your business activity requires; the system won't accept the renewal without the contract. Free zones and other emirates publish their own checklists, so use the one from your issuing authority.

Do I need an audit report to renew my free zone license? It depends on the free zone, and we could not confirm an audit requirement from an official source for SHAMS or any other zone for this post. Check your free zone's renewal checklist before the licence expires.
