Key takeaways
- A Dubai mainland trade licence that isn't renewed on time attracts a published fine of AED 250 for "failure to renew a license within the specified time-limit", according to Dubai Economy's list of commercial compliance fines.
- Continuing to trade on an expired Dubai licence is the bigger risk: the same Dubai Economy list shows AED 5,000 for practising a business activity without a licence.
- Dubai Economy's online renewal service accepts renewals both before and after the expiry date, so an expired licence can normally still be renewed rather than replaced.
- An expired trade licence does not switch off your obligations to the FTA: a late corporate tax return costs AED 500 per month (AED 1,000 per month from the thirteenth month) under Cabinet Decision No. 75 of 2023.
- The length of any grace period, the fine amounts in free zones and in other emirates, and the effect on visas and bank accounts are set by each licensing authority, so you need to check your own authority's rules before relying on a general figure.
What happens if my UAE trade licence expires?
An expired UAE trade licence means your company no longer holds a valid permission to trade, so any business you carry on after the expiry date is unlicensed activity. In practice you face a late-renewal fine, a possible fine for trading while unlicensed, and a company that can't process other licence transactions until the renewal is done.
Dubai Economy and Tourism (DET) states that its system doesn't accept expired licences. Read together with the renewal service, that points to a simple sequence: renew first, then do anything else you need on the licence (amendments, new activities, a cancellation). Confirm the sequence with your authority for your specific transaction.
The figures in this guide come from Dubai Economy's mainland rules. A free zone licence follows the free zone's own terms, and a licence in another emirate follows that emirate's economic department.
What are the fines for an expired trade licence in Dubai?
On Dubai's mainland, the published fine for failing to renew within the time limit is AED 250, and the fine for practising a business activity without a licence is AED 5,000. Both appear on Dubai Economy's "List of Commercial Compliance Fines", which carries no date or legal reference, so treat them as the published baseline and check the exact amount on your renewal quote.
| Violation | Published fine | Source |
|---|---|---|
| Failure to renew a licence within the specified time limit | AED 250 | Dubai Economy, List of Commercial Compliance Fines (item 1) |
| Practising a business activity without a licence | AED 5,000 | Dubai Economy, List of Commercial Compliance Fines (item 37) |
| Practising a business activity at an unregistered location | AED 1,000 | Dubai Economy, List of Commercial Compliance Fines (item 8) |
| Changing or adding a permitted activity without approval | AED 2,000 | Dubai Economy, List of Commercial Compliance Fines (item 20) |
Amounts as published by Dubai Economy, checked 12 October 2026. Free zones set their own late-renewal charges, and several publish them only in their licensing terms or on request.
Don't read AED 250 as the cost of being late. The expensive outcomes are the ones tied to trading unlicensed, plus the knock-on effects on visas, banking and filings that depend on a valid licence.
Is there a grace period after a trade licence expires?
Whether a grace period exists, and how long it runs, depends on the licensing authority, and Dubai Economy's own renewal and fines pages don't state one. Some advisory blogs quote a 30-day window without citing a law or regulator notice, so Qawi hasn't repeated that figure as a rule.
What Dubai Economy's online help does say is that a licence can be renewed online "whether before or after its expiration", with no stated cut-off. Free zones set their own windows and charges, so ask your free zone for its written renewal and late-fee terms.
Can I still renew my trade licence after it has expired?
Yes, on Dubai's mainland an expired licence can be renewed through Dubai Economy's services, and the renewal form treats an already-expired licence as a normal case. A Dubai licence is valid for one year, and DET sends a text message shortly before expiry.
Here is the process for a mainland Dubai licence, based on Dubai Economy's online help:
- Log in to the Dubai Economy business services (the Dubai Economy business app or website) with the licence holder's credentials.
- Open the renewal service and enter the number of your registered tenancy contract. Dubai Economy states that you can't renew without a registered contract for the premises.
- Upload the documents required for your business activity; the renewal button only appears once they are all attached.
- Wait for any external approvals your activity needs; DET then issues a payment letter.
- Pay the renewal fees and any fine shown, through a service centre, SMS 6969, the Dubai Economy business app or the website.
- Download the renewed licence and update the copies held by your bank, landlord and PRO provider.
If you'd rather not track these dates by hand, the free UAE compliance calendar lists them for your company.
Do corporate tax and VAT duties stop when the licence expires?
No: the FTA registration of your company is separate from its trade licence, so tax return deadlines keep running while the licence is expired. Cabinet Decision No. 75 of 2023 treats deregistration as an application a company must make, and Qawi found nothing that makes an expired licence do it automatically.
Cabinet Decision No. 75 of 2023 sets the administrative penalties that apply when the filings are missed.
| Violation under corporate tax | Penalty |
|---|---|
| Failure to file a tax return | AED 500 per month or part of a month for the first twelve months; AED 1,000 per month from the thirteenth month |
| Failure to submit a deregistration application within the deadline | AED 1,000, then AED 1,000 on the same date each month, up to AED 10,000 |
| Failure to keep required records | AED 10,000 per violation; AED 20,000 for a repeat within 24 months |
| Late payment of tax | 14% per annum, charged monthly on unpaid tax |
Penalties as stated in Cabinet Decision No. 75 of 2023 and its amendments (Ministry of Finance consolidated text), checked 12 October 2026.
What if I never renew and just close the company?
Not renewing is not a way to close a company: the company still exists, and so do its liabilities, until it is properly cancelled or liquidated. Dubai Economy's FAQ describes the route for dissolving a company with an expired licence: the licence must have been expired for more than two years, supporting documents are required, and a letter from the labour authority must confirm that no sponsored staff remain on the licence.
That FAQ page is undated, so confirm the current conditions with DET before you plan around the two-year figure. The same page says cancelling an expired licence requires confirming that no employees are sponsored under it, which is why visas need to be cancelled before, not after, you decide to stop.

What most guides don't tell you
- The fine list is a floor, not the bill. The renewal quote is built from licence fees, tenancy-linked fees and any fines. Dubai Economy offers a cost-estimate enquiry under its business dashboard, so run it before you decide how much to budget.
- No registered tenancy contract, no renewal. Dubai Economy's online help states that a registered contract for the premises is needed to renew, so an expired tenancy registration can hold up a licence renewal that you thought was only waiting on payment. Sort the tenancy first.
- Stopping trading and letting the licence lapse are different things. If you stop trading, the clean route is cancellation with the licensing authority, then deregistration with the FTA for tax. Walking away leaves a registered company with filing deadlines that keep accruing penalties.
- Free zone terms are in your own paperwork. The licence terms you signed, not an internet average, tell you what you owe.
Which deadlines apply to your company?
A lapsed licence is rarely the only date that gets missed: tax filings, visa renewals and audit deadlines tend to move in step with it. The free UAE compliance calendar gives you a personalised PDF and calendar file of your company's UAE tax and compliance deadlines, built from a few questions.
Frequently asked questions
When do I need to renew my UAE trade license?
A Dubai mainland licence is valid for one year, so you need to renew it by its expiry date each year. Dubai Economy sends a text message shortly before expiry, but the responsibility to renew is yours, and free zones set their own annual dates.
How much are the fines for an expired trade license in Dubai?
Dubai Economy's published list shows AED 250 for failing to renew a licence within the time limit and AED 5,000 for practising a business activity without a licence. The list is undated, so check the final amount on your renewal quote.
Can I renew my trade license if I have unpaid fines?
Dubai Economy's renewal pages don't say whether unpaid fines block renewal, so Qawi can't confirm a rule either way. Assume outstanding fines will appear on your renewal quote and need to be paid, and ask your licensing authority to confirm before you start.
What documents do I need for trade license renewal?
The documents depend on your business activity, because Dubai Economy requires you to upload those specific to the activity. You will also need the registered tenancy contract number for the premises, so keep both ready before you open the renewal.
